Lead Generation for a Kiambu Real Estate Developer with Google Ads and WhatsApp Follow Up

Context

Our client develops gated residential plots and starter home projects along the Kiambu Road and Ruiru corridor, targeting middle income buyers in Nairobi looking to invest outside the city while staying within a manageable commute. Their sales model depends on getting prospects physically to the site for a guided visit, since land and off plan house purchases in Kenya are rarely closed on the strength of a website alone. Before we started working together, the developer relied mostly on roadside billboards, referral agents, and occasional newspaper listings, supplemented by a small Google Ads account run without a clear strategy.

Budgets for digital acquisition were around KES 300,000 a month, small relative to the value of each unit sold, but the team wanted proof that digital could produce serious buyers before committing more.

The Problem

The existing Google Ads account was generating leads, but the sales team complained that most were tyre kickers, people requesting a brochure by phone or WhatsApp who then went cold. There was no lead scoring, no consistent follow up cadence, and enquiries were tracked in a shared spreadsheet that agents updated inconsistently. By the time some leads were called back, two or three days had passed, and interest that might have converted into a scheduled visit had evaporated.

There was also a structural mismatch between the ad targeting and the buying behaviour. Campaigns were built around generic keywords like "plots for sale Kenya," pulling in a wide, poorly qualified audience including people outside Nairobi with no realistic intent to visit Kiambu, alongside a smaller number of genuinely interested local buyers who got lost in the noise. Landing pages sent all this traffic to a single generic contact form, with no distinction between someone ready to book a site visit this weekend and someone months away from making a decision.

Site visit no shows were another problem the team flagged early. Even when a visit was scheduled by phone, a meaningful share of prospects simply did not turn up, with no reminder system in place beyond an agent's memory.

What We Did

  1. Rebuilt Google Ads targeting around commute and location specific intent. We narrowed campaigns to keywords reflecting genuine buyer intent such as "plots for sale Kiambu Road" and "gated community Ruiru," layered with geographic targeting focused on Nairobi neighbourhoods with commuting patterns toward Kiambu, and excluded broad national searches that historically produced low quality leads.

  2. Built dedicated landing pages by project and price point. Instead of one generic form, each ad group pointed to a page with project specific details, plot sizes, payment plan options, and a clear primary action to book a site visit slot rather than just request more information.

  3. Replaced the shared spreadsheet with a structured WhatsApp led follow up system. Every enquiry triggered an immediate automated WhatsApp message confirming receipt and asking two qualifying questions, budget range and intended visit timeframe, before a human agent took over the conversation within the hour during working hours.

  4. Introduced a lead scoring model based on WhatsApp responses. Leads that answered both qualifying questions with realistic budgets and a visit window within four weeks were flagged as hot and routed to the most experienced closer on the team, while colder leads went into a slower nurture sequence with project updates and price change alerts.

  5. Built a site visit confirmation and reminder sequence. Once a visit was booked, we set up WhatsApp reminders at 48 hours, 24 hours, and the morning of the visit, including a Google Maps pin and a note on where to park given the site's location off the main Kiambu Road.

  6. Set up call and WhatsApp tracking tied back to campaign source. This let us see, for the first time, which specific keywords and ad creative were producing leads that actually converted to site visits and, further down, to reservation deposits, rather than just raw enquiry volume.

Results

Over five months, qualified leads, defined as those passing the WhatsApp qualification step, rose 3.4x while total ad spend increased only modestly. Cost per site visit fell 58 percent as targeting narrowed toward genuinely local, commute realistic buyers and the WhatsApp qualification step filtered out unlikely prospects before they consumed sales team time. Enquiry to booked site visit rate improved to 22 percent, up from an estimated 8 to 10 percent under the old phone based process, and visit no show rate dropped meaningfully once the reminder sequence was in place. The sales team reported that conversations with WhatsApp qualified leads were noticeably more productive, since agents arrived at the call already knowing the prospect's budget and timeline rather than starting from scratch.

What We Would Do Differently

We would have introduced lead scoring from week one rather than week six. Early on we routed all leads to whichever agent was available, and some hot leads sat behind colder ones simply due to timing, which likely cost us conversions in the first month. We also initially set the WhatsApp qualification questions ourselves without enough input from the sales team on what actually predicted a serious buyer, and had to revise the questions twice based on their feedback before the scoring model became reliable. Lastly, we would push earlier for a small budget dedicated purely to retargeting past site visitors who did not convert immediately, since land purchase decisions in Kenya often take weeks or months, and we only added this layer in month four after noticing how many warm prospects were going cold after a single visit.
